Start With The Existing Surface
A silicone coating must connect properly to the roof beneath it. The roof material, previous repairs and any older coating influence preparation and compatibility. A surface that looks clean from a distance may still need substantial cleaning, repairs or a specified primer before application.
Adhesion testing helps assess whether the proposed system will bond to the prepared substrate. It is one part of the evaluation, alongside the condition of the assembly. A successful test in one location does not establish that wet or deteriorated areas elsewhere can remain.
Address Water And Moisture Separately
Silicone systems may be considered where resistance to standing water is relevant, subject to the selected product's requirements. That does not make blocked drains or poor roof geometry irrelevant. We still review water movement and identify drainage issues that belong in the project discussion.
Moisture trapped beneath the surface is another matter. A new coating does not dry saturated insulation or restore damaged supporting materials. Suspect areas need investigation, and affected materials may need removal before the roof is ready for restoration.
Include Curbs, Seams And Edges
The roof field is only one part of the system. Penetrations, membrane seams, parapet transitions and equipment curbs may need compatible repair or reinforcement. Their condition can materially affect both preparation time and the final scope.
For an occupied Chandler commercial building, the sequence should also account for roof access and equipment service. Existing walk paths and future maintenance traffic matter because a coated roof still needs care after installation.
Benefits of Coating Your Roof
Where the assembly qualifies, silicone restoration may preserve usable roofing and reduce the amount of material removed from the building. This can offer a more manageable project than full replacement, with potential cost and disruption benefits.
